Asphalt Overlays - We use Geotextile Fabric to Extend Your Pavement Repair
Overlays are a cost effective choice to extend the life of your driveway or parking lot if the following conditions exist: the driveway is structurally sound, cracks are addressed to prevent reflective cracking, and less than 30% of the area to be paved needs rip out and repair.
If the area to be paved is simply overlaid with asphalt, the consumer will not be satisfied for very long. Simple overlays will show existing cracks within a few months or a year. The reason this occurs is that a gap between the new asphalt and old exists. This gap allows the asphalt to flex, and the old cracks reflect back up to the surface. This gap can be addressed by applying geotextile fabric. Geotextile fabrics create a barrier between the new and old asphalt and retard reflective cracking. Adding this fabric extends the life of your asphalt an additional 5-7 years and costs only pennies on the dollar during the overlay process.
The Sommerset Paving overlay technique:
- Areas that need to be ripped out and repaired will be addressed. These areas are saw cut 1 foot beyond visible defect, structural sub base issues are addressed, tack coat is applied, and two lifts of asphalt are rolled and compacted.
- Cracks ΒΌ or wider are machine blown and cleaned. Hot rubber crack fill is applied to cracks to ensure proper bonding to existing asphalt.
- Tack coat is applied to the surface to be paved to ensure proper bonding to existing asphalt surface, or to ensure bonding of geotextile fabric to existing surface.
- Next, installation of geotextile fabric is recommended to retard reflective cracking, and to prevent any existing sub-structural water that could affect the new surface.
- 2.5 inches of new hot asphalt mix is applied, then machine-rolled and compacted to 2 inches.
